Before the Viewing:
Plan the order of rooms you’d like to show the buyer around your home and any features you want to highlight in advance.
- Tidy and declutter ahead of potential buyers arriving, making the place as presentable as possible.
- Open all blinds and curtains in advance to make every room as light as possible, switching on lamps or lights before they arrive if needed.
- If you have time, you may also want to arrange for your windows to be cleaned.
- Open windows before viewing for fresh air, but ensure that rooms are not cold. If necessary, switch on thermostats to ensure every room is a pleasant temperature.
- Avoid strong scents; let the house speak for itself.
- Be prepared to answer questions about the property’s history and any technical information about the building.
- If you have pets, consider removing them during the viewing to avoid distractions.
During the Viewing:
In our experience, giving people the necessary space and time will allow them to build a better sense of the property. Don't try and pitch your place, just be honest about why you love living there.
- Create a friendly atmosphere; offer a warm welcome and aim to begin and end the tour in what you consider is the ‘best’ room.
- While giving your tour, minimise talking; let buyers absorb the experience. Avoid overloading potential buyers with unnecessary information.
- Once you’ve finished the tour, offer potential buyers plenty of time and space to go around the property again.
- Be prepared to share some context about the immediate local area: Do you live on a quiet street? Have friendly neighbours? Access to good local schools? Share what makes the location unique.
- Always answer questions honestly and avoid misleading information.
After the Viewing:
