There’s no fixed timeline on Ostrich, because every owner’s plans are different. Some are ready to move soon and open to strong offers now. Others are just getting a feel for the market and may not be ready to sell for a year or more.
When you list your home, you’ll set a sale timeline, either 0–12 months or 12+ months.
This helps buyers understand your plans. If you’re within a year of moving (or would consider the right offer sooner), choosing the 0–12 month option means we’ll promote your home more actively and send alerts to registered buyers.
From that point, the pace depends on a few things, mainly how you’ve set your Price Guide and how engaged you are with buyers. As a guide, most homes receive around 10 viewing requests in the first 30 days.
When should I start viewings?
If you’re planning an onward purchase, we always recommend starting viewings before beginning your search. It might feel early, but most buyers are happy to wait while you find somewhere, and it puts you in a much stronger position when the right property comes along.
Sellers will prioritise buyers who have their funding secured. If you haven’t yet found a buyer for your own property, they’re unlikely to accept your offer. Even if they do, it could put you under pressure to sell quickly and settle for less than you’d hoped.
