How we work out your valuation
During your listing appointment, our photographer will take the time to learn about your home. They’ll ask questions and take notes for our valuation team, who use this alongside your floor plan and photos to understand what makes your property unique. Things like recent renovations, ceiling heights, layout and original features can all make a difference.
Once we’ve gathered details about your home, our valuation team reviews everything and combines it with recent sales data and current market trends. This helps us recommend a Price Guide that’s tailored to your property.
We combine these property-specific insights with data from comparable sales and broader market trends to determine a fair and evidence-based valuation.
You're in control
When we send you a preview of your listing, we’ll include a suggested Price Guide based on everything we’ve learned about your home and the current market. But the final decision is always yours - we won’t pressure you to list at a certain price.
You can set your Price Guide at the level you’d need to feel good about accepting an offer.
Changing your Price Guide
You’re free to update your Price Guide at any time through your Seller Account. There’s no price history on your listing, so you can make changes without it affecting how buyers see your home. If you’re ever unsure what to do, our valuation team is here to help you make the right call.
