What are your fees?
We charge a simple 1% commission including VAT, payable on completion if we sell your property.
There are no other charges or up front fees, which means that we cover the cost of professional photography, floor plans and even your Energy Performance Certificate (EPC) if you need one.
How will Ostrich manage my sale?
Ostrich initially serves as a platform that connects you with serious buyers.
As soon as a buyer has viewed your property, our team leaps into action. We gather feedback and assist with scheduling further viewings if needed. If they wish to make a formal offer, we will support you every step of the way to help you complete the sale, just as a traditional agent would.
We provide a high touch, personal service taking care of:
- Qualifying buyers
- Verifying the buyers proof of funds
- Negotiating the price
- Preparing the Memorandum of Sale
- Connecting solicitors
- Managing the ongoing chain
- Keeping the sale moving by helping to unblock issues as they occur
- Releasing keys to the buyer on the day of completion
Do I need to sign a contract?
We ask you to sign our sales terms once you agree to conduct your first viewing with a buyer we have introduced. You can view our sales terms here.
What if I need to leave Ostrich?
Unlike traditional agents, we don’t tie you into a long-term contract. We want to give you the flexibility to try Ostrich and make it simple and easy to leave if you need to.
You can remove your Ostrich listing instantly at any time from within your Seller Account and terminate your agreement with Ostrich with one day’s notice.
Can I list my property with another agent at the same time?
No, every property on Ostrich is exclusive to our platform.
Our proposition to buyers is that we allow them to access properties they won’t find anywhere else before they hit the market, and we are committed to delivering on that promise.
