You’ll be the one showing buyers around your home. On the day of the viewing, you’ll meet with the buyer directly, without anyone from the Ostrich team.
Why are owner-led viewings better?
From our experience, owner-led viewings are preferred by buyers and are more likely to lead to a sale. You know your home better than anyone, so you’re the perfect person to answer questions and highlight what makes your property truly special.
Meeting face-to-face also helps both buyers and sellers connect on a personal level, which can make all the difference down the line and avoid misunderstandings.
Plus, handling the viewing yourself means no need to worry about handing over keys or leaving your home for an agent-led viewing. It’s a lot more convenient!
How long will the viewing take?
We’ve found that 30 minutes is the perfect amount of time for a viewing. This is usually plenty of time for a buyer to get a good feel for the property, and in many cases, viewings are wrapped up even sooner.
How should I conduct the viewing?
We have found the key is to create a welcoming atmosphere, giving the buyer the opportunity to imagine your property as their future home. If you’d like more tips, check out our guide on conducting successful viewings.
What about safety and security?
Your safety is a top priority. Every buyer is verified using their passport or driver’s license. Plus, you’ll approve each viewing based on the buyer’s profile and indicative offer, ensuring that you feel comfortable every step of the way.
What happens after the viewing?
After the viewing, buyers are asked to share feedback and let you know if they’d like to move forward with a formal offer or arrange a second viewing. They can do all this in their Ostrich account. For more details, take a look at our guide on receiving viewing feedback.
We know viewings work a little differently with Ostrich. If you’d like to find out more about what that means for you, we’re only an email away at help@ostrich.co.uk.
